Loan Modification
It seems just about everyone has jumped on the "Loan Modification" bandwagon. With the home mortgage industry collapsing in upon itself, and so many homeowners losing, or at risk for losing, their homes, a relief plan seems like a rescue. Never mind discussions about predatory lending and onerous interest rates…those are for another time and place. From radio and television commercials, to direct mail pieces and web banners, Loan Modification is everywhere. Exactly what is it? Here’s where we put it in the most direct way possible.
How to Qualify
Under the current mortgage rescue program, there are several factors to determining eligibility for a Loan Modification. You must have a verifiable hardship, such as loss of income. Your home loan must be securitized by Fannie Mae and Freddie Mac, be acquired prior to January 1, 2009, and have a first mortgage amount for no more than $729,750. If your current mortgage exceeds 31% of your income, you may also qualify. Though initially for mortgages on primary residences, certain investment property mortgages may also qualify.
It’s a Permanent Solution
A Loan Modification is NOT a refinance. A Loan Modification IS the result of negotiations with your current lender, and reduces your monthly mortgage payments to an amount you can live with. It is designed specifically for your particular set of circumstances and can: 1- lower your interest rate temporarily or permanently, 2- extend the repayment period for your loan, and/or 3- possibly reduce the principal amount that is owed on the loan.
